You have found your ideal apartment in Amsterdam! Congratulations!
First the housing agent will advise you whether or not to negotiate on some points before renting the apartment. Some of these points may include the price of the apartment (most apartments are slightly overrated), the deposit, the date of the start of the rental contract, the term of tenancy, the diplomatic clause and maybe you have other specifications you would like before renting the apartment (for instance some adjustments in the apartment for the kids). Most of the time the housing agent will also demand a professional cleaning before the check in. Think about these things twice, as afterwards it’s hard to demand something from your landlord.
Important: the diplomatic clause
The diplomatic clause is important for expats in Amsterdam, as there may come an unexpected time you have to leave Amsterdam (for instance because of work). The diplomatic clause gives you the freedom to cancel the rental contract with a term of two months.
Checklist / Intention to Rent
In most cases, not all, the housing agent will make up a checklist for you. In this checklist the agent will check with you if all the conditions are okay with you and the housing agent collects all your information to make up the final rental contracts (your contact information / passport).

Think about possible changes you want to be done by the landlord before renting the apartment.

Always check the diplomatic break clause and the general break clauses in the checklist, as they may also apply for the landlord!

Make sure you have your official papers ready: passport, employee declaration, etc.
When this all is set and done, you can sign the Contract
